         In serving the Central Coast through this website, our objective is to provide pertinent information,which will assist the reader, whether lay person or real estate professional, in seeking more extensive advice and information from legal counsel and other real estate professionals. 
          With a better understanding of the legal issues involved in each circumstance or transaction and an integral knowledge of the subject real estate, as early as possible, there is a much better potential for avoiding a real property dispute.
         This website will reflect the philosophy of  my practice, by presenting preventative measures, which can be taken to avoid unnecessary litigation.  Litigation should always be the last resort in any dispute.  When the dispute involves neighbors, litigation should not be contemplated, until every possible creative alternative has been thoroughly explored.
       In twenty years of practice as a litigator and transactional attorney, I have found that litigation is far too costly, both emotionally and monetarily, to justify the typical final disposition dispensed by the court.  It is better to spend a little more time and money in preparation of a transaction, in order to avoid unknown situations which may lead to far more costly litigation. 
         Comprehensive and timely information provides the property owner, contractor, lessee or buyer with more alternatives, which in turn lead to fewer disputes and less litigation; thereby creating a stronger community. 
         We will be updating the web-site with different topics of discussion often, in order to cover a broad range of subjects and as new issues of concern arise within the community.
